A defined three-phase sequence — Property First, Business Second, Exit Complete — applied to owner-operators who hold both an operating business and the commercial property it trades from. The system governs the order of the two assets, the timing between them, and the coordination of the proceeds.
The method is deceptively simple. The discipline is in the sequencing — knowing which lever to pull, in which order, on what timeline, to maximise the combined consideration and minimise the regret.
We start with the building, because it is the asset that rewards time and preparation most — and because what you decide to do with it governs everything that follows. Lease structures are reviewed. Outgoings are normalised. Title, planning and any latent value — subdivision, change-of-use, redevelopment potential — are surfaced and tested. The property is then put in a position to be sold on its own merit, to its own buyer pool — or held as an income asset on terms you set. That choice is made here, deliberately, while there is still time to act on it.
With the property question settled — leased to the incoming operator, or transacted to a passive investor — the business is presented from a position no distressed seller ever occupies: it has somewhere to operate from, the financials are clean of property-related noise, and the seller has time. Buyers respond to time. The business sells at its real number.
An exit is complete when nothing has been left to chance — not when everything has been sold. For some owners that means two settlements and a clean break. For others it means one settlement, a lease that pays them for years, and a building sold later into a better market on their own timetable. Either way there is no stranded lease, no half-sold operation and no decision waiting to be revisited in five years. The proceeds are coordinated for tax efficiency, family structure, and the next chapter the owner actually wants to live.
